Landlord/Tenant Law:
The Law Offices of David L. Rudolph has significant experience representing landlords in tenant disputes pending in the Circuit Court of Cook County. The most common tenant dispute usually involves the non-payment of rent. If the tenant fails to timely pay rent, the landlords sole remedy is an eviction action. It is important to understand that prior to filing the eviction action, the landlord must properly serve the tenant with a 5-day notice form, or in the instance of a month-to-month lease, a 30-day notice form. Please contact our office if you do not have the proper form.
Our firm also represents landlords as well as tenants in the negotiation and drafting of retail, office and industrial warehouse leases. We will work with the client (and leasing agent if applicable) from the letter of intent stage until the final lease is signed and executed.
Litigation:
While the initial goal is to settle a dispute prior to a lawsuit, if litigation becomes necessary, we will aggressively advocate our clients position. Our firm prosecutes and defends a wide variety of individuals and businesses in different types of litigation. We are admitted to practice in Illinois state courts and the United States District Court for the Northern District of Illinois. Unlike many firms, The Law Offices of David L. Rudolph will not only try its clients case at the trial court level, but is fully capable of defending the favorable outcome on appeal. There will be no need to transfer the case to an appellate attorney.
Given our firms significant involvement in real estate transactions, many of our litigation matters are inevitably real estate related. Real estate litigation issues may deal with purchase and sale agreements, construction issues, mortgages and foreclosures, leases, quiet title actions, management issues, condominiums, eminent domain, easements, zoning and variances.
